Okay, probably one of the strangest questions on this board, but there is always a chance someone on here will know abut this. I'm getting ready to sell my house and some property to my son. (I'm gonna build new, just down the yard) State law requires the septic system to be evaluated before the sale. There shouldn't be any problem with my system passing the inspection, as it is top of the line, and only twenty years old. However, not wanting to take any chances, I'm looking to stack the deck. How would one make the runnoff (and I'm assuming that is what is checked) even cleaner than norm, so as to assure passing inspection? Run a couple of thousand gallons of water through the system? Anybody know?

How about some Rid-X? And then some water flushing would probably not hurt.

If part of the evaluation is a perk test, you don't want to saturate the drainfield before they do it. They would dig a little hole, fill it with water, and see how long it takes to absorb into the soil. Find out what the test involves. May be best to minimize water volume for a while. If you've had the tank pumped out every few years, not over done the water volume, and not saturated it with grease, it should be OK.

Spot on info there. I just went thru this a couple of years ago in New York. You not only have to pump out the tank (& show proof its been done regularly) but you have to pay the pump company to do an inspection once the tanks empty & sign a paper to that effect. At least, that's how it works in NY. The pumping company should be very familiar with this proceedure - it's done all the time. Talk to your realtor. She'll know exactly what needs to be done.

When are you planning on doing this test? (in MA it's called Title V[5]). I would pump the tank and double dose the tank with Rid-X or the like for a couple of weeks. You don't want to CLEAN it!!! You want the enzymes to "work" eating all the sh*t. You know if you have a bad system if the leech area is wet or smells, if it does, your better off to plan to fix it because you will be the new neighbor.

An old sewage guy recently told me Rid_X is bad, it does something that makes the leach field not leach properly. I had mine pumped and asked him about it.

For gosh sakes, you won't need an elevator, but you will have to check the septic system from the top floor. A ladder's faster, but if you think you may need a few days, go with scaffold--you'll be glad you did

Not always, mine's been in since '45. I get the tank pumped every 10 years - whether it needs it or not. It really all depends on the soil perc. I, too have been warned against using Rid-X.
But, on more than one occasion, I have been told I was full of it...
