It's a bit cheaper but takes a bit longer for the hot water to flow. Of course, once it does it will flow forever and you get used to the extra lag time. Mine is a 98% Condensing unit from Rinnai, and it's overkill for my house, but I wanted to make sure I could shower with the dishwasher (and perhaps the clothes washer) running at the same time. I'm considering an insta-hot tap for my kitchen sink when I remodel that room. It's a pain to wait half a minute or so to rinse off a utensil.

P.S. As far as a tub and kids go, my house really isn't family friendly. It's a 2br/1ba with a huge garage and dog run. Everything I'm doing to it screams bachelor/bachelorette/biker/sportsman pad. Of course that person could be a single parent but they can always replace the shower with a tub if they have to. Let'em try to negotiate with me over that, IF I ever decide I need to sell it.
