Offer $8K out the door. See what happens. You may have to go up a bit. But do it soon (March 1 is too late, spring is too near) do it in person quietly and not in front of other customers. If Jim says OK after consulting the owner then sign on the dotted line on the spot. Do not then walk out and say you have to think it over. $8K is as low as anyone anywhere can go. Make sure you know how you are going to pay for it and have that arranged in advance as much as possible so it is a clean, fast deal.
